Buying a house in Delhi/NCR or metros is now a dream come true for everybody. These markets are considered as the most expensive realty markets, yet they attract many people from all over India and world. Delhi-NCR not only offers comfortable lifestyle with many amenities but it has also become an IT hub so here not only residential property is in demand but many people look for options like industrial lands, flats, commercial property etc. The prices of properties also vary from location to location and people have a perception that finding an affordable house at a good locality is next to impossible in Delhi-NCR.

After the slowdown hit the realty market, many builders have started coming up with many affordable housing options to attract buyers even in this regime of recession. Many builders and developers like BPTP, Jaypee , Ramprastha, National Buildings and Construction Company (NBCC) are offering affordable options in localities like Dwarka, Faridabad, Noida, and Gurgaon in price range of 15-25 lakhs .According to a report, NBCC is coming up with flats in price range of 25-45 lakhs, which will be ready within eighteen months.


Even though Delhi does not offer a plethora of Budget houses ranging from 15-25 lakhs, it has many budget housing options in localities like Dwarka, West Delhi, East Delhi and in some posh localities also. In Dwarka, you can get an affordable 1-2 BHK in sector 3,11,14,18 with 500-1000 sq ft area.

In other areas of Delhi like North and West Delhi, you can find budget properties in localities like Patel Nagar, Janakpuri, Ashok Nagar, Shalimar Bagh, Rohini, Pitampura, Model Town, Kundli, Vikas Puri, Tilak Nagar, Subhash Nagar etc.

If you are looking out for budget housing option in posh locality like south Delhi or affordable property in Delhi , don't get disappointed because you can find one in areas like Saket, kalkaji within 300 sq ft to 500 sq ft area.


According to Vikas Rikhye, Gurgaon Real Estate Consultant, affordable homes will comprise of 1BHK, 2BHK, 3BHK where as 2BHK and 3BHK can be little bit costly but these affordable homes will be bank approved and will have easy housing loan and EMI repayment options and will come in Gurgaon Master Plan 2021. Some of the recent housing options offered by Unitech builders,Emaar MGF are in the range of 35-45 lakhs with good amenities.

Still, if you are looking for cheaper options then you can find many options in sector-82, 37, Sohna Road or at Dharuheda.

Faridabad and Ghaziabad

Faridabad and Ghaziabad are on the verge of development. Here, you can find budget houses easily as compared to Delhi, Gurgaon and Noida as land here is comparatively cheaper also you get more space for less money. Many builders have come with luxury as well as affordable housing options in Ghaziabad and Faridabad.

If you are looking for 2-3BHK, you can easily get it in 15-25 lakhs price range with 700-2000 square feet area. According to a property consultant, it's the best time for property investment in Ghaziabad and Faridabad as in coming few years the scenario may not remain the same and it is expected that prices will rise.
